Leaks That Show Up Somewhere Else
Water rarely drips straight down from where it enters. It tends to run along the underlay or a rafter before it finds a gap in the ceiling lining, so a stain in the hallway can trace back to a flashing failure metres away near a chimney or valley. Tracing the actual path is most of the job.
Missing Or Damaged Shingles
Strong wind and falling branches can lift or crack individual shingles. On their own these are quick fixes, provided the underlay beneath has not already taken on water.
Granule Loss
Shingles shed their protective mineral granules as they age. A few granules in the gutter after a storm is normal. Bald patches and heavy granule build up are a sign the roof is nearing the end of its protective life.
Moss, Lichen And Algae
Shaded, south facing slopes in Auckland stay damp longer and grow moss more readily. Left alone it lifts shingles and traps moisture underneath. We treat this with soft brushing and low pressure rinsing only, since high pressure washing strips the granules that protect the shingle.
Flashing Failures
A large share of the leaks we find start at flashing rather than the shingles themselves, particularly around chimneys, skylights and valleys where two roof planes meet.
Sagging Or Soft Spots
If a leak has been running unnoticed for a long time, the plywood deck underneath can begin to rot. A soft or spongy feel underfoot is a sign the problem has moved past the surface and into the structure.
What Drives The Cost Of A Repair
